New 70-Unit Condo Project Planned in South Beach’s Sunset Harbour

California-based developer will unveil its plans for a new 70-unit South Beach condominium project on January 24, 2012, at a Miami Beach Planning Board meeting, according to a public notice published in the Miami Herald. The developer is Palau Sunset Harbour, which has members of Roy Eduard Disney’s investment fund Shamrock Holdings. Roy E. Disney was an executive at The Walt Disney Company and nephew of Walt Disney.

The proposed five-story condominium with 70 units would be built in the South Beach neighborhood of Miami Beach and would be developed on three lots with a combined 54,700-square-foot-property at 1201 20th St.

The land was acquired in two deals for a combined $8.2 million last month, $150 a square foot, according to public records.

The project comprises 43 units with 500 to 999 square feet, 12 units with 1,000 to 1,200 square feet, and 15 units with more than 1,200 square feet.

Plans for a condo project in the Sunset Harbour area of South Beach were first reported on Nov. 29, 2011 by the Miami Herald. Miami Beach luxury sales volume has jumped 60.8% in the 12 months ending November 30, 2011 according to Miami-based Zilbert Realty Group, a leading real estate brokerage company. Zilbert studies market sales trends as part of its ongoing market research, and noted a dramatic increase in luxury property sales in 2011. It examined condo and single family home sales in zip code 33139, where the sales price was over $500,000. Total sales volume in Miami Beach rose from $436,186,981 to $701,533,956, a 60.8% increase. The number of sales transactions, had a similar increase. Total sales transactions rose from 278 to 422, a 51.8% jump. The average selling price of condos and homes rose from $1,569,017 to $1,662,402, an increase of 6%.

Zilbert Sells Miami Beach Penthouse For Record $21.5M

The Massive Penthouse at South Beach’s Setai Resort and Residences Fetches a record $3704 per square foot

Miami-based Zilbert Realty Group, a leading real estate brokerage company, announced today that it has sold the top-floor penthouse at Miami Beach’s famed Setai Resort and Residences, a Miami Beach condo property, for $21.5M. Penthouse ‘A’ is a 5803 square-foot, multi-story residence that sits at the top of The Setai, overlooking South Beach and the Atlantic Ocean. It also features a spacious, outdoor rooftop terrace with private pool, the only one of its kind.

The sale of the penthouse sets two new condo sales records in Miami Beach. It becomes the most-expensive condo ever sold, and has the highest selling price per square foot of all time. The $21.5M sales price topples the previous sales price record which was set in 2010 with the sale of a lower Setai penthouse, a sale then worth $15M. Another record that is broken with this sale is the $3704 per-square-foot selling price. This upsets records set also with the lower Setai penthouse in 2010 and Apogee South Beach’s sale of PH-04 in 2008, each selling for roughly $2400 per square foot.

Mr. Brainwash at Boulan South Beach Condo for Art Basel 2011

Last year, dozens of storm troopers surrounded an abandoned building on Miami Beach, guns blazing. They were joined by a giant Albert Einstein, holding a sign that read “Love Is the Answer.” The mystery lasted for about 30 seconds until word got around that street artist Mr. Brainwash was behind the art spectacle titled “Under Construction.” Well that abandoned building is now luxury condos Boulan South Beach, and Mr. Brainwash is back to fill the 25,000 square foot space for Art Basel 2011.

The frenchman sprung to infamy after Banksy’s Exit through the Gift Shop film, which portrayed Brainwash (AKA Thierry Guetta) as a fame-hungry street art-factory riding the coattails of those around him. But his incessant filming did provide the necessary footage for Gift Shop, which was nominated for Best Documentary at the Academy Awards.

With a style highly derivative of Bansky and Warhol, his first solo exhibition “Life is beautiful” in L.A. featured over 200 pieces produced by a team of hired assistants. In 2009, Madonna commissioned him to create the cover for her 2009 best-of album Celebration, and he is working with the Red Hot Chilli Peppers as the head of the campaign for the release of their new album.

There are no details about what his new pop-up exhibit will entail, but expect spray-painted stencils and pop art images. We’re not sure he knows how to do much else. Banksy, if you’re listening, we’d much rather you decorate our city with your inspired visual puns.
